Young's Excavating & Paving LLC has completed parking lot repairs and resurfacing for Summit Title Services at 120 Bedford Center Road in Bedford, New Hampshire. The work, finished in May 2026, covered approximately 10,075 square feet and included targeted repairs to two areas where the pavement had sunk.
Why a parking lot sinks in one spot is often due to underlying issues rather than the surface itself. At Summit Title, two areas of pavement had visibly dropped before the rest of the lot was resurfaced, each roughly four feet by three feet. Water is the common culprit: it infiltrates the base through joints and cracks, reducing its load-bearing capacity, and freeze-thaw cycles exacerbate the problem by lifting and dropping the saturated material.
The repairs were performed before the overlay because simply laying new asphalt over settled areas would mask the problem without addressing its cause, likely leading to recurrence. Young's saw-cut and removed the damaged asphalt at both locations and repaved with three inches of new asphalt before the surrounding lot received its overlay.
Transitional milling was used to grind down the existing pavement where new asphalt meets old, ensuring a smooth tie-in without raised lips. The remainder of the lot received a full overlay, including cleaning, preparation, transitional milling at lock-in points, a tack coat, a base layer, and a two-inch wearing course—the top layer exposed to traffic and weather.
