Nexum Group AG Launches as New Integrated Residential Developer in Germany's Top-7 Cities

Nexum Group AG, a newly formed residential real estate developer, has been registered in the commercial register, marking its official entry into Germany's top-7 cities. The company emerges from the strategic realignment of the former Creditshelf AG, following a majority stake acquisition by First Capital AG in June 2026. Shareholders approved the name change, revised the articles of incorporation to focus on residential development, and elected a new supervisory board.

The developer's business model is designed to accelerate project execution in prime urban locations. Nexum acquires residential projects that already have building permits or are expected to receive them shortly, targeting Germany's most sought-after cities. By leveraging technology and data-driven processes, the company can quickly screen, evaluate, and prioritize opportunities, significantly reducing the time from acquisition to completion. This approach addresses a common bottleneck in traditional development, where lengthy planning phases delay returns.

Nexum's current pipeline boasts a total development volume exceeding EUR 1 billion, with several projects nearing completion. This substantial pipeline underscores the company's capacity to scale rapidly and its commitment to delivering housing in high-demand areas. The elimination of significant development risks, such as zoning uncertainties, allows for project durations of just 15 to 30 months, minimizing capital tied up and enhancing planning certainty.

Leadership is a cornerstone of Nexum's strategy. The Management Board and Supervisory Board collectively bring over EUR 30 billion in transaction experience from real estate, M&A, and capital markets. CEO Philipp von Erffa, with more than 13 years in the real estate sector and advisory roles on transactions exceeding EUR 20 billion, will drive investment strategy and scaling. CFO Sebastian Holl, with 30 years in finance and capital markets, oversees financial strategy and capital raising. Claudia Vucak, as Chief People & Legal Officer, ensures robust governance and organizational development.

The Supervisory Board, chaired by Dr. Johannes von Bismarck, includes Dr. Annedore Streyl and Marquard von Pfetten-Arnbach, bringing expertise in private equity, investment banking, and governance. Their oversight is expected to guide Nexum through its growth trajectory, ensuring prudent management and strategic alignment.

Nexum's entry into the market comes at a time when housing supply in major German cities is critically short. By focusing on projects with secured permits, the company can deliver new homes faster than traditional developers, potentially easing pressure in urban housing markets. Moreover, its scalable, data-driven model positions it to capitalize on market opportunities efficiently, setting a new standard for project developers in Germany.

The strategic shift from Creditshelf to Nexum reflects a broader trend of financial investors pivoting toward real assets amid low interest rates and strong demand. First Capital's majority investment signals confidence in the residential sector's fundamentals. As Nexum executes its pipeline, its impact on housing availability and market dynamics will be closely watched by industry observers and policymakers alike.
