CAHEC Preserves 56 Affordable Housing Units in Talladega, Alabama with Northgate Place Acquisition

CAHEC has announced the closing of Northgate Place Apartments, a 56-unit affordable family housing community in Talladega, Alabama, effective July 1, 2026. The acquisition and rehabilitation project aims to preserve long-term affordable housing opportunities for households earning up to 60% of the Area Median Household Income (AMHI). This initiative marks CAHEC's first development partnership with Hollyhand Development, LLC.

Northgate Place, originally built in 2003, consists of seven two-story residential buildings offering one-, two-, and three-bedroom apartments. The rehabilitation will include new roofs, windows, doors, cabinetry, flooring, HVAC systems, and appliances. Additional enhancements will upgrade the community building, playground equipment, covered pavilion, and outdoor gathering spaces. These improvements aim to extend the property's life while increasing resident comfort and energy efficiency.

According to Sarah Hale, Acquisitions Manager at CAHEC, "The property will undergo a substantial rehabilitation, including upgrades to apartment interiors, building systems, accessibility features, and community amenities, ensuring it remains a vital housing resource for working families in Talladega County." The project addresses a significant housing need in the area, where comparable affordable communities maintain full occupancy and waiting lists, highlighting the importance of preserving existing housing resources.
