The recent announcement that Bain Capital and Omnam Group have sold The Lake Como EDITION to Sansiri Capital, the hospitality trophy asset fund of Thai developer Sansiri Public Company Limited, underscores a broader trend in the luxury hospitality investment landscape. The transaction, expected to close within weeks, follows the hotel's debut in March 2026 and completes a transformative redevelopment of a historic property into a five-star destination. The property, situated on the shores of Cadenabbia opposite Bellagio, was acquired by Bain Capital and Omnam in late 2021. They undertook an extensive repositioning, reducing the room count from nearly 300 to 148 larger rooms and suites, and adding a spa and wellness building along with enhanced food and beverage offerings. The hotel opened as part of Marriott International's EDITION Hotels portfolio, introducing contemporary luxury to one of Italy's most iconic locations. This redevelopment was driven by the partners' identification of a gap in the market: strong international demand coupled with limited five-star supply and high barriers to new lakeside development.
The sale reflects growing investor interest in experience-led hospitality assets across Europe. For Sansiri, this acquisition marks a strategic expansion into Europe's luxury sector through the Sansiri Capital fund, further diversifying its portfolio of trophy properties. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, emphasized that the purchase aligns with the company's New S-Curve strategy, which focuses on ultra-luxury assets in gateway cities and high-demand leisure destinations. He noted that such markets are characterized by robust demand and constrained supply, a disciplined approach designed to maximize long-term shareholder value.
Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, commented on the deal's significance, stating that Lake Como exemplifies the firm's approach to European real estate investing. He highlighted the focus on sectors with long-term structural demand and opportunities where capital and hands-on capabilities can fundamentally transform an asset. Haroon added that the partners took an underinvested property in an irreplaceable location and created a contemporary luxury destination for the international market, demonstrating the value of complex, execution-led opportunities.
David Zisser, CEO and Founder of Omnam Group, echoed these sentiments, describing the project as an ambitious undertaking from the outset. He noted that the vision was to give new relevance to a historic property through architecture, design, and hospitality while respecting the character of Lake Como.
